We ended up buying a modest 3 bedroom, 2 bath home in the high $300 range, and it has potentially appreciated $80,000+ from 2021-23. The average sale price right now is around $400,000 in Spearfish. We found it so fun to house hunt here! And since we moved here from Oregon, we were able to get more for our money. It’s essential to work with a knowledgeable real estate agency that can provide information on homes in the area, flood plains, covenants, and other essential details to consider when buying a property here. An excellent example of the remarkable properties available in the Black Hills area is Pleasant Valley Estates, an exquisite new subdivision located just outside Sturgis. But overall, it’s still affordable to live a more comfortable life here than most places we’ve lived. 4. Freedoms No doubt about it, South Dakota is a state that values freedom, and that’s probably the biggest reason we moved and love living here. It’s a big, wide-open space with fewer people, giving you room to breathe and live your life the way you want. I remember seeing a meme on Facebook during COVID’s first stages to the effect of well under a million people spread across 77,000 square miles, “South Dakota has always practiced its own form of social distancing” I love that! This state is also very conservative, with a governor who values individual liberties and freedoms. In fact, during the COVID-19 pandemic, South Dakota is the only state that did not issue a lockdown, which allowed businesses to stay open, and people to continue living their lives without government interference. There was no mask mandate, and people are not afraid to wave or say hello. It’s this kind of openness and friendliness that makes South Dakota a unique and special place to live. 5. Active Community! Outdoor enthusiasts fit right in here! Spearfish is home to an incredibly active community that can’t get enough of outdoor adventures. Getting your home on the market and under contract. We want to lock in a deal as soon as possible since you need to have a buyer before you look at homes. That’s because in a competitive market like this one, you should put your best foot forward. If you already have a buyer in place, you can shop from a stronger position.  Close both transactions on the same day. Sign paperwork to sell your home in the morning, and buy your new house in the afternoon. However, the question of “What happens with my hefty tax bill?” is one we often get, and today we’re going to show you how to avoid that. There are two different ways you can get that bill lowered or eliminated: The first is section 121, which concerns your primary residence. As a single taxpayer, you can defer up to $250,000 on the sale of your primary residence. If you’re married and filing jointly, you can defer up to $500,000. The second tax break has to do with investment properties. When you sell one of those, you can use the 1031 tax-deferred exchange to take the proceeds and roll them into your next investment property. Then you can defer those capital gains taxes.  If you’re married, you can defer up to $500,000. Both of these laws can be utilized through the revenue procedure 2005-14. If you have lived in the property as your primary residence for two out of the last five years and turn it into a rental before you sell, you can take advantage of both of these tax breaks.  Keep in mind that we’re licensed agents, but we’re not licensed tax professionals.
